Carla, for one, likes to keep herself up to date with everything that’s going on in the market. That way, she can pass her knowledge along to her clients and help them make wise decisions. Joyce couldn’t have trusted anyone better than the sisters when she decided to sell her home in 2014.

Finding the right people was of utmost importance to Joyce. You see, she’s been living in her home since she was 24 years old. It’s safe to say that the house has a special place in her heart, so she wanted to see it handled accordingly.

The Spizzirris had dealt with a variety of clients before and knew where Joyce was coming from. However, their past experiences also gave them preconceived notions about the situation. Let’s just say the elderly aren’t known for doing proper upkeep due to health complications.
Testing The Waters

The good thing, though, is that nothing has been set in stone just yet. Since neither party has signed a buyer representation agreement, they could still back out of the process if they realize it isn’t working for them. For now, both client and real estate agent can test the waters of their working relationship.
Besides, it’s also entirely possible that the Spizzirris found themselves sympathizing with Joyce’s situation. They could only imagine their own elderly grandmother going through such a stressful process by herself. So, why not assist a sweet old lady, right?
Just A Normal Home From The Outside

Moving forward, Joyce began disclosing details about her home to her agents. She told them she lived in a two-story house in the Bloor West Village in Toronto and probably even sent them photos of her residence to give the Spizzirris an idea of what they’re signing up for.
The sisters were pleased to hear of the fantastic location of Joyce’s home. Bloor West Village is a thriving shopping district with a nice collection of residential buildings. That said, they were already quite familiar with the neighborhood’s generally good reputation among residents.
All Good So Far
For all intents and purposes, Joyce’s home looked like it belonged in Bloor West Village. Nothing about it really made it stand out from the other brick exterior houses that stood beside it. All appeared well from the outside as there wasn't any noticeable damage to the home.
This was good news to the sisters. If the home passes inspection, they might not even need to call in a repair team to do some work on the house. Doing so would make pricing the home a bit more complicated as they’d have to factor in the cost of the repairs when calculating the home’s value.
Initial Impressions

But the appearance of the house wasn’t the only thing that the Spizzirri sisters were initially worried about. There was also their mysterious client, who they don’t really know much about. For some reason, they felt like she wasn’t telling them everything they needed to know to make the sale.
And while it was typically them who chased the listings, the two were careful about taking on a property that could be difficult to sell. It’s in the agent’s best interest, after all, to veto certain listings. They earn on commission and won’t be paid until a house sells.
Is There Something Wrong With The Charming Home?

It was rather suspicious that Joyce just suddenly decided to pack up and sell the place after living there for the majority of her life. Logic would say that there was something seriously wrong with the home, and that’s why its owner wanted to get out of there.
There’s also the fact that most first-time homeowners only stayed in their house for 11 years before starting their search of where to buy their next home. In contrast, Joyce has been living in the Bloor West Village for over 70 years. There must be something that led her to change her mind about the place.
The Real Reason Why Joyce Wanted To Leave

After speaking with their new client, Gladys and Carla breathed a sigh of relief. As Joyce explained, she made the decision to move into a retirement community in her old age. What’s interesting, though, is that this choice is in contrast with that of other elderly Canadians who would prefer to stay home.
An online survey of over 2,100 adults over the age of 50 showed that about 83% of older adults see staying home while availing extra care services as the best option. That said Joyce’s reason still didn’t clarify why she waited so long before selling her abode.
A Concerning Problem That Plagues The Elderly

There’s one other plausible reason, too, which would spell out bad news for Gladys and Carla if proven to be true. It could be suspected that Joyce suffered from late-life depression and has resorted to compulsive hoarding to cope with her loneliness.
According to research, around 13% of older adults deal with this struggle. It’s not yet understood whether it’s the hoarding habits that worsen as a person ages or if it’s their ability to deal with the habits that do. What is certain is that the disorder greatly impacts an older demographic.
It Would Surely Be A Tough Sell

If you’ve watched at least one episode of the A&E reality TV show Hoarders, then you already know how bad things can get. With piles of garbage found in every corner of a home, it would take a lot of work to even get a place presentable enough to showcase to possible buyers.
Of course, this doesn’t mean that a house would be entirely impossible to sell. It’s just that it would be a tough one to market. And even if Gladys and Carla decided to hire a marketing consultant, they’d still have to be extra creative when it comes to attracting potential clients.
Should The Spizzirris Take Their Chances?

Knowing these possibilities ahead of accepting Joyce’s home listing, the Spirizzis still had plenty of time to mull over their decision. Should they decline to do business with Joyce based on their initial assumptions? Would they be willing to take the risk and help a sweet elderly lady out?
Toronto is home to almost 400 neighborhoods. There are thousands of active listings at any given time, too. The sisters won’t really have trouble adding properties to their agency’s portfolio given their expertise. If they won’t be able to earn a ton of commission on Joyce’s home, they’d still have other homes to sell.
Things Got A Bit Personal

A normal person would run in the opposite direction when faced with a hoarder’s home. However, the Spizzirris likely saw more than just a potential hoarder in Joyce. She might have reminded them of their own nan. They’d be heartbroken if their own grandmother was refused help when she needed it the most.
It isn’t good for Joyce to stay isolated and lonely in her home if she wants out. That kind of home environment is known to only put the elderly even at more risk of developing serious health issues such as dementia.
Too Big For Living Solo

It’s been proven that those who live alone are prone to getting into slip and fall accidents and developing poor habits. With no one there to be her companion, Joyce could also find herself in these undesirable situations.
The home was once just the right size for her, her husband, and her daughter. But it’s become too big for solo living. And while she was able to maintain and clean the residence by herself for years, her advancing age prevents her from continuing to do so for another couple of years.
Maybe It Wasn’t A Bad Idea After All

Besides, Gladys and Carla were confident they could sell the home for a good price. Looking at the prices of the homes near Joyce’s, it’s not impossible to list hers at par with the $830K price tag of nearby properties.
They could even increase the earnings they’ll get on commission if they manage to put Joyce’s home on the market for a more expensive price. Simply doing some landscaping and yard work would instantly make the home much more attractive to buyers. Taking on the listing might not be a bad idea after all.
All About Location, Location, Location
There’s also the fact that Joyce’s home was wonderfully situated. The sisters knew that when it comes to selling properties, it’s all about location, location, and location. Bloor West Village is a thriving Toronto suburb with a vibrant small-business scene.
As the site of Canada’s first Business Improvement Area (BIA) in the ‘70s, it continues to host a lot of businesses to this day. Its streets are still lined with one restaurant after another. Living nearby such a convenience would certainly be attractive to young professionals hunting for their first home.
Thriving With Culture And History

Another great thing about the neighborhood is that it has a long and colorful history. It’s been settled since the late 1800s and started growing when the Toronto Suburban Railway built tracks that ran through the area. Small businesses began to peak in the ‘80s.
Being home to a significant population of Ukrainian people, the neighborhood began to host various cultural events to celebrate the demographic. Today, it is known for celebrations like the Bloor West Street Fest and the Halloween Festival. People also flock there for its assortment of markets and bakeries.
One Minor Setback

The neighborhood was also considered to become a Heritage Conservation District. A study was even conducted to back the designation. Unfortunately, things didn’t pan out and the process was formally halted in 2020 as announced by Toronto’s head of heritage planning.
However, that’s just a minor setback in the grand scheme of things. Bloor West Village still remains to be a desirable place to live in, being just a short car ride away from places like High Park and the Humber River. It’s also pretty accessible to the rest of the Greater Toronto Area.
Hard To Let Go

All that said, it wouldn’t be surprising to know if Joyce continued to have second thoughts about letting go of her home. And for her, it’s more than just the conveniences the house’s location offered to her over the years.
The residence had a lot of sentimental value for her, too. It was the place she and her husband began their married life in. It was the place she put up her family’s Christmas tree and celebrated the holidays in. Saying goodbye to it would mean leaving those memories behind.
Gladys Would Know Just What To Do

Had Joyce expressed these sentiments, we don’t doubt the Spizzirris would know just what to do. Gladys, especially, considering that she’s been selling properties since 1987. And being ranked among the top 5% of Canada’s best agents and having won several President’s Gold Awards, there’s no doubt she could appease her client’s concerns.
Gladys probably could’ve employed the simple negotiation tactic of letting Joyce keep some of her most cherished things from the home. The thought of sorting out decades worth of belongings can make any senior homeowner feel overwhelmed, so giving extra assistance in this regard would also work.
It Was Time To Move On

Finally agreeing to put the property on the market, it was time to move on to prepare the home for the selling process. This meant cleaning out and decluttering the home to make it more appealing. Staging it would also help attract buyers.
Of course, there’s also the need for a thorough inspection to identify areas of the home that might have fallen into disrepair. And with Joyce’s home being built in the ‘40s, who knows what kinds of structural problems an inspector might identify? It would be best to address such issues before finding a buyer for the house.
Reality Sinks In

As can be expected, Joyce likely became emotional at the thought of going through all of this. It was the twilight of her life and the reality of the situation has probably dawned on her. Leaving her home would be like saying goodbye to an old friend for good.
On the other hand, though, it was a necessary thing to do before she could move on. Senior living communities come with a hefty price tag. Joyce would need all the funds she can get her hands on to make sure she can live the rest of her life in comfort.
The Much-Awaited Site Visit

Of course, it was also imperative that Gladys and Carla do a site visit. It would help them better know what they’re dealing with and serve as an opportunity to finally meet Joyce. With the address 148 Jane Street in mind, the sisters set out from their real estate agency office to Bloor West Village.
The trip didn’t take long, and soon, they arrived at Joyce’s quiet street. Looking like any other building in the neighborhood, it was easy to drive past the home without realizing it. We bet the Spizzirris would have missed it entirely had they not known its exact address.
Things Were Looking Up

Stepping out of their vehicle, the sisters surely felt relieved to see that the home looked as described. There were no visible damages to its exterior, and it appeared to be well-maintained given its age. Things were definitely looking up.
You see, for agents like Gladys and Carla, time is money. With much of their workday being spent inside the office, generating leads, most of the people in their profession could only spare an hour a day for site visits. That hour ought to count, and the sisters were definitely glad with how their trip panned out.
Running The Numbers

Being pros at their job, we bet the sisters immediately went into appraisal mode while inspecting Joyce’s house from the outside. When you’ve had a lot of properties listed in your portfolio, it becomes easier to gauge just how high or low you can get when it comes to pricing a home.
Being able to run the numbers in their head, agents like the Spizzirris probably had their minds into overdrive as they considered the factors that would affect the pricing. This meant looking beyond the house itself and exploring the neighborhood to see how secure it is.
Is Bloor West Village A Safe Place To Live In?

In their research, Gladys and Carla likely found out that there was a noticeable increase in break and enter crimes around Bloor West Village a year before Joyce came to them. Apparently, crimes of this nature went up by 25% since 2012.
Worse, the incidents were concentrated around the Jane and Bloor West streets. Of course, this may not be a total dealbreaker for potential buyers but it should definitely be a sign to install a burglar alarm in Joyce’s home if she hasn’t yet. That might be enough to appease buyers’ fears of being robbed.
The Numbers Don’t Lie

Looking at the bigger picture, Bloor West Village still ranks among the best places to live in the city. The publication Toronto Life ranked it number one in their neighborhood rankings, rating it high on metrics like safety, housing, and employment. It scored a little lower when it comes to diversity and education.
Bloor West Village has also been described as the “perfect Goldilocks district.” It’s bustling but still cloistered enough from the busy downtown areas. It’s also got a hip vibe without boasting of skyrocketing home prices. No wonder people like Joyce decide to settle down in the area for such a long period of time.
Looks Can Be Deceiving

Going back to Joyce’s home, Gladys and Carla continued their initial inspection of the property. With the suspicion that their client might be a hoarder, they were probably looking for any kind of indication that there were piles of stuff inside the house.
After all, it isn’t too far off that decades worth of collected trash would somehow spill outside or show through the windows, right? Still, the sisters didn’t find anything suspicious. The front lawn, while not perfectly landscaped, was well-kept and free of debris. Still, they knew looks can be deceiving.
Even The Backyard Checks Out

Much to their relief, the backyard was also relatively clean. You’d imagine a hoarder’s house would have things like an old mattress or a broken refrigerator stacked up behind, but there was none in this case. All they found was a garden nondescript shed.
Another great thing is that the back portion of the home itself showed no damages, too. The windows and the roof were all intact. Joyce’s backyard even appeared to be in better condition than that of her neighbors’ and could easily be upgraded to increase the home’s overall value.
The Problem Is Most Likely Inside

With the home’s exterior passing the initial inspection, you’re probably thinking that the issue is definitely inside. Joyce did disclose that the structure was last given an overhaul in 1965. A lot of things could have fallen into disrepair since then.
And while old houses do have a certain charm to them, the host of issues that come with living in one isn’t attractive to a lot of people. Some might even prefer to build a new home instead of taking on the many repairs needed for a mid-century residence like Joyce’s.
The Problem With Old Houses

One of the biggest issues with homes built between 1940 and 1980 is the amount of asbestos used in their construction. A fire retardant, the material can be found in everything from adhesives, flooring, and roofing. It’s probably found in abundance in Joyce’s home, too.
Asbestos is harmless as long as it's not disturbed. Once it is, whether it’s through sawing or scraping, it becomes dangerous to those who happen to inhale its dust, which can lead to serious complications and can also cause lung cancer. That said, handling the material is usually left to the professionals.
Not Up To Code

Another worry that comes with buying or selling an old house is that it might not be up to the current housing codes. Making sure that a home follows guidelines protects the new occupants from any dangers caused by outdated construction.
In relation to this, homes built before the ‘60s would have different electrical wiring and plumbing from modern residences. And since Joyce’s house hasn’t been overhauled since 1965, it might still have its original systems from the era. Safe to say, a plumber service would have to be called in to inspect the situation.
The Fruits Of Joyce’s Labor

All that aside, it’s still impressive how Joyce was able to acquire such a lovely home. We don’t really know what her husband did for a living, but we do know that she worked as a professional seamstress and knitter before retiring.
According to Indeed, the average annual salary for a seamstress in Canada is $57,733 a year. We imagine that the pay would be significantly lower than that if we go back decades ago while Joyce was still employed. It probably took a lot of saving and managing her resources for her to maintain the place in such great condition.
Only One Way To Know

Going for one final sweep, Gladys and Carla hoped that the windows would give them a peek of what the inside of the home looked like. They didn’t. Curtains drawn, it seems like the house wanted to keep its secrets where they are only to be discovered once the sisters finally cross its doorway.
And so, they made their way to knock on Joyce’s door. Even with their years of experience working in the field, it’s possible they still felt a bit nervous stepping onto their client’s stairs and porch. But there was no turning back now...
Finding Out What’s Beyond The Door
When the door opened, they finally met Joyce. And well, she was just as lovely as she sounded on the phone. However, the Spizzirris attention was soon diverted to what was behind their elderly client. Even with the door simply ajar, they could see the secret she’s been keeping from them.
In their surprise, we can probably imagine them forgetting niceties for a while. This was no hoarder's house at all! It was actually the furthest thing from that nightmare. And better yet, there was no doubt they could sell this place without much of an issue.
Welcome Back To The Past!

With the door fully open, the sisters caught a better glimpse of what was waiting for them inside. It was truly stunning. It almost seems like the door was a portal to a different time and entering it transported them decades back into the past.
Sure, Joyce’s residence was no deluxe house. But it was definitely beautiful enough to be featured in an old-school lifestyle magazine. With the place looking immaculate beyond imagination, the Spizzirris probably felt a bit bad thinking of the worst-case scenario about the home and its owner.
Stepping Into The ‘50s

Stepping into the foyer is just like stepping back into the ‘50s. With the room bathed in natural light, the sisters were able to take in each detail of the area, from the gold accents of wall decor to the paisley, pattern wallpaper.
So, Joyce wasn’t kidding when she said the house had practically remained untouched since its major overhaul. Its interiors look like a total time capsule! We won’t be surprised if Gladys and Carla fully expected to see Lucille Ball herself greeting them to offer something to drink.
Taking The Spizzirris For A Tour

Of course, the sisters didn’t miss the opportunity to take a spin around the unique home. Soon, they reached the living room. Surprise, surprise. It’s also designed to match the theme. The room is filled with pink and green pastels and splashes of shine from the golden ornaments.
With such a cohesive scheme, it was surprising to find out that Joyce didn’t have any kind of formal training in interior design. She simply honed her talents by picking home decor for her beloved home over the years. Seeing the delight in her visitors’ faces, we bet the homeowner felt proud to finally get the recognition she deserves.
A Retro Fan’s Dream Come True

If you’re a fan of everything retro, then Joyce’s living room probably looks like your Pinterest board come to life. What makes it even more special, though, is knowing how she took the time and care just to get everything looking perfect.
Joyce’s patience and eye for matching are evident in the varying shades of pink she picked for her living room furniture. From darkest to lightest, all of them still matched the minty shade of green she picked for her walls. In the end, she created something that people across generations would appreciate.
Luxury Dining At Home

Entering the formal dining room, the Spizzirris were greeted by more patterned wallpapers and a stunning chandelier. Who needs to go out to a restaurant when you have a place for fine dining right at home? We can only imagine how fancy the Christmas dinners Joyce shared with her family here were.
You won’t be able to tell just often it was used just by looking at it. With not a chair out of place, the room looked like it was already prepped for showing to buyers. Bad news to those who are eyeing the elegant dining set, though, as Joyce’s daughter already called dibs on it.
We’re Seeing A Pattern Here

Getting a better view of the dining room, we can really sense a pattern here. Joyce sure loves the color pink, doesn’t she? Here, she uses the feminine hue again. This time, she incorporated it in smaller pops of color in the seat cushions and tabletop decor.
Of course, we’d also like to point out the recurrence of patterned wallpaper in this room as well. Joyce’s little touches surely add a certain character and charm to her home that not even cool mansions have despite their grandeur. And we don’t doubt Gladys and Carla thought the same upon seeing everything for the first time.
Imagine Cooking Up A Storm Here

While many of the furnishings in the home are products of the ‘60s, one major component of the kitchen goes a decade further. See that stove in this photo’s foreground? Yeah, that’s an original Moffat appliance from the ‘50s and it still works. Talk about getting your money’s worth!
With such a beautiful place to prepare food, we’re imagining Joyce cooking up a storm here every night before dinner. It’s just that it doesn’t really look like she does because of how clean and organized everything is in the kitchen.
Staying True To The Era

The kitchen, like every room we’ve seen so far, has been impressively true to the era. Interior design in the ‘50s typically included pastels. Joyce’s choice of using mint green and soft pink was accurate to a T. And it seems like she incorporated the then-trendy butter yellow as pops of shine through golden ornaments.
She also got the use of patterned wallpaper right. Joyce switched it up in the kitchen, though, and picked curtains with flower prints instead. There’s also the homage to the minimalist and modern style of the ‘50s with the plainness of everything else in the area.
Trendy Once Again

We bet Gladys and Carla realized the kitchen’s potential of attracting a certain kind of home buyer who appreciates the charm of older things. With retro appliances being trendy once again, Joyce’s setup would definitely make the young and hip crowd very happy.
Decor trends are always changing. Appliance manufacturers are already making products that look vintage but with modern technology additions. Who wouldn’t want to get the real thing? Not many people can say that they have a kitchen with authentic ‘50s and ‘60s touches that weren’t bought at an Ikea store.
An Explosion Of Pink

Having toured the first floor, Joyce took the sisters up to the upper floor. There, they saw the most adorable room yet. What you’re looking at now is the guest room with an explosion of pink wallpaper and furnishings. And there’s an equally interesting back story to match it.
According to Joyce’s daughter, her father didn’t get in the way of her mother’s decorating style. That is, as long she kept the pink out of the master bedroom. Thus, she went all out here and we’re glad a professional photographer captured it in its full glory.
Not Everyone’s Cup Of Tea

Of course, there’s always the concern that having an all-pink room isn’t everyone’s cup of tea. Gladys and Carla definitely knew this. They probably breathed a sigh of relief when they saw that the other two bedrooms—the master and Joyce’s sewing room—were not of the same color.
The master bedroom had a white, lilac, and violet color scheme complete with splashes of gold. Meanwhile, the sewing room had a purple wallpaper of a darker shade. Still, it might be necessary to make the rooms more palatable for the general public’s taste to make the home more marketable.
The Ultimate Vintage Man Cave

Joyce did give Gladys and Carla a lot to build on, though, especially when she showed them the vintage man cave in the basement. A finished basement is already enough of a marketable feature, so one that’s fully-furnished and comes with a wet bar would be an easy sell.
With plenty of seating for guests, it’s the perfect place to host a hockey game-watching party where plenty of comfort food and alcohol would go around. It seems like Joyce really took her husband’s personal taste into consideration here judging from the abundance of wood materials and more masculine colors.
A Backyard With A Lot Of Potential

Finally, here’s the backyard without all the snow. Pretty anticlimactic, huh? Well, considering Canada’s infamous almost year-round cold weather, it isn’t surprising that Joyce didn’t go all out decorating it. She did put some AstroTurf, a few figurine ducks, and planted some flowers to make it look the best it can.
On the plus side, it does have a lot of potential, especially if the next owner has a lot of funds to play with. They could construct a large patio and maybe even build an outdoor kitchen for summer barbecues. It’ll be the way it is until the house is finally sold.
All The Bases Covered

While seeing Joyce’s home in person was a thrilling experience, Gladys and Carla likely suggested a more formal inspection after. This way, they’ll have all their bases covered in case the new owners encounter issues with the house in the future. A scenario like that might lead to lawsuits
The inspection would ideally identify anything that needed to be repaired and get the residence ready for showing. More importantly, it would let buyers know exactly what they’re getting when they pay for the house. This eliminates the involvement of a lawyer when expectations aren’t met.
Highlighting The Home’s Assets

From there, the Spizzirris got to work on marketing the home. As it turns out, not even Joyce’s neighbors knew about the time capsule that is inside her house. It was apparent that the sisters needed to highlight these assets in the listing to get the attention of buyers.
The two-story house may not be a luxury house but it still has plenty of attractive selling points. Gladys and Carla would also take these desirable features into consideration as they determine the price they’ll list Joyce’s home on the market for.
The Price Is Right

After factoring in everything, from the home’s location to its current state, the Spizzirris came up with a reasonable price point. Joyce’s residence was eventually listed for $699K. The amount is not too far off from what neighboring houses of the same size at the same area are going for.
That’s also considering that Joyce took some furniture with her when she moved out. Aside from the dining table her daughter got, she also decided to keep the bedroom set from her all-pink guest room for her new home at the seniors community.
Going Once, Going Twice, Sold!

In the end, the Spizzirris didn’t fail Joyce and the home was sold. Given all the things the house had going for it, we bet the listing caused a bidding war among buyers who fell in love with the charming residence.
